The hardest part of determining a kitchen remodel in Philadelphia is estimating the custom kitchen cost. There is help. The good folks at Cost vs. Value do a national sweep of possible home projects and let us know by metro area the average cost of these projects. The Philadelphia metro area includes both the city and the immediate suburbs but does give us a good starting place on what to expect when you are remodeling to achieve your ideal custom kitchen.
The custom kitchen remodels are divided by price: midrange vs upscale. First let us examine the parameters of a midrange kitchen remodel. The kitchen we are looking at is 200 square feet and the layout will not change. The new additions include: semi-custom cabinets, including a 3×5 foot island, laminate countertops, and a double-tub stainless sink with a single lever faucet. The appliances are GE level and include a range, vented hood, built-in microwave, dishwasher and garbage disposal. The price also includes custom lighting and new vinyl flooring. The total price in the Philadelphia area including installation is $71,607.
The upscale custom kitchen remodel includes the same 200 square foot kitchen with 30 linear feet of custom cabinets, including some interior storage and accessories. The countertops would be stone and the backsplash glass or an upscale ceramic tile. The appliances would be at the Dacor or Bosch level and would include a built-in refrigerator, cooktop, wall oven, hood and built in microwave. The undermount sink would be designer as would the faucet and the lighting would include task, general and undercabinet. The flooring could be a high-end tile. This custom kitchen cost, including installation, would be $141,767.
These prices are an increase over 2018 of under 2% for the midrange custom kitchen and over 4% for the upscale kitchen. The difference is that many of the custom and high-end manufacturers have not taken many price increases in the last few years and are now struggling in some cases. I would expect these prices to go up more, especially the midrange pricing, and especially if we see tariffs put in place for Chinese products.
Compared to national prices, Philadelphia prices are higher, which is consistently the case each year given Philadelphia’s higher cost of living versus the rest of the country. The prices are about 8% more for the midrange and upscale custom kitchens.
